Kalian Companies, with its corporate offices in Red Bank, New Jersey, was formed in 1986 by Mazin A. (Patrick) Kalian.
Kalian, a graduate of University of Georgia, began his development career in 1981 at the preeminent national home building company of K. Hovnanian Companies. After five years of project supervision and administration at the project level and, subsequently, at the administration level, Mr. Kalian left K. Hovnanian Companies to form the land development company that bears his name. He began his company with a goal to supply housing with exceptional value at prices affordable to young and old, empty nesters and families, containing amenities that were customarily found only in more expensive housing developments.
Kalian Companies’ first communities were single family developments in Atlantic County, New Jersey, where he completed approximately 300 single family homes between 1987 and 1990.These homes, primarily for first time home purchasers, contained novel floor plans that incorporated large home features into smaller more affordable housing.
Kalian Companies migrated north along the Garden State Parkway, building approximately 340 new homes in Ocean and Middlesex Counties between 1991 and 1995.
The company entered Morris County, New Jersey in 1993 with its first multifamily planned unit development. "Rose Arbor", consisting of 325 luxury townhomes, marked several firsts for the company. (a) its first large scale, attached housing, multifamily development, (b) its first departure from the traditional first time home buyer to a combination of first time home buyers and move up purchasers, and (c) its first state wide marketing campaign. Kalian expanded its Morris County presence further, creating a luxury homes division, which built and delivered two single-family communities – Morris Glen and Combs Hollow. These were followed by two luxury townhome projects, Twombly Court and Buckingham.
The Village at Old Tappan, a 139 unit luxury townhome community commenced in 1997, was Kalian’s eighteen month sell out debut into Bergen and Hunterdon Counties. The company returned in 2000 to develop Pine Lake Village, a 65 unit townhome community on the banks of Pine Lake. Each of these luxury communities contained a percentage of low and moderate income homes, which enabled the municipalities to satisfy their affordable housing obligations.
Townsende and Carraige Gate communities, housing 430 Hunterdon County families between them, offered recreational amenities including a clubhouse, pool, soccer fields and walking trails.
Eastview on the Banks, constructed in 1998, was Kalian’s first golf course community. The 71 single-family homes were built on the Forsgate Country Club golf course in Middlesex County. Sussex County followed, with 51 single-family homes in the communities of Pheasant Run and Deer Chase at Tranquility Farms.
Kalian Companies entered the active adult market in 2002, partnering with WCI, to create Encore Munroe, awarded “Best active Adult Community” in the state of New Jersey. The community, consisting of 394 upscale homes, boasts a 19,000 square foot clubhouse containing an indoor swimming pool, ballroom, café and meeting room facilities.
The Companies’ second adult community began in Mercer County, New Jersey. Carriage Park at Lawrence, when complete, will contain 210 one and two bedroom units in two four-story buildings. The community will enjoy a 7,000 square foot clubhouse and an outdoor pool.
In 2006, Kalian reached across the Delaware to Pike and Monroe Counties, Pennsylvania. Over 140 homes were delivered in the gated community of Saw Creek Estates.
In answer to growing housing needs in other states, in 1996, Kalian Companies established a presence in Memphis, Tennessee. Residential lots were developed and sold to area builders, resulting in the construction of three successful communities. As a result of the Tennessee accomplishment, Kalian purchased the existing Mississippi builder/developer, Reeves-Williams. After the purchase, Kalian/Reeves-Williams delivered approximately 500 homes per year between 2003 and 2007. Shifting along with national economic changes, Kalian chose to step away from its holdings in Mississippi in 2008.
Kalian Companies has been listed as one of the top one hundred builders in the nation. “We work hard to earn our customers’ trust and we honor our commitments”, states Mr. Kalian.
Kalian is currently under contract for other communities in the State of New Jersey. In remaining flexible during a volatile economy, Kalian is actively expanding its asset management and custom home divisions.
