- Schedule periodic, on-site meetings with the project’s Owner to review firsthand, progress of the development.
- Prepare and distribute sales reports and construction status reports to keep the project Owner informed

Hire and supervise on-site construction staff.

Prepare sub-contractor bid packages and outline the scope of work.

Send out Requests-for-Proposals to subcontractors and obtain bids.

Negotiate Subcontract Agreements and award contracts.

Ensure that subcontractors maintain required insurance.

Schedule subcontractors and track construction using Timberline software.

Schedule and participate in building inspections.

Review and process subcontractor invoices for payment.

Inspect and maintain quality of work.

Conduct pre-closing walkthroughs with purchasers.
